We have a set fee of 1%+VAT on a sole agency agreement. If multi-agency this cost is increased subject to individual circumstances. 

The Marketing Package (Professional photography, videography & floor plan) starts at £220+VAT. 

Energy Performance Certificate (EPC) is a set fee of £70+VAT

Lettings

 For the Fully Managed Service the costs are;

• £480 incl VAT Initial Set Up Fee (360 virtual tour, premium photography, floorplan, advertising, viewings, referencing, contracts, inventory, schedule of condition & check in)
• 10% incl VAT monthly management fee

For the Let Only Service the costs are;

• £540 incl VAT Initial Set Up Fee (basic marketing, advertising, viewings, referencing, contracts)
• £300 incl VAT Platinum marketing package incl Inventory schedule of condition and check-in  (360 virtual tour, premium photography, floorplan) (Add On)
• £120 incl VAT Inventory, schedule of condition and check-in (Add On)

Refurbishments

For the Renovation Service we offer the following;

• Full redecoration (plastering, painting, tiling, flooring)
• Fitting (bathrooms, kitchens, utility)
• Furnishing

External Works incl pointing, guttering, gardening 

This will be determined by the current market rates. We utilise market experience and market reports which we will share with you.

We advertise on the major online portals listed below;

• On The Market
• Prime Location
• Boomin
• Facebook
• Spareroom (HMO's)

We also erect boards where necessary.

We compile the following references through the referencing company Canopy for a Tenant;

Employment Reference

Previous Landlords Reference (if rented previously)

We can also utilise Open Banking (if applicant prefers)

We don't offer a Rent Guarantee service as there are many insurances available that are more beneficial and cost effective. We can guide you through this process and explain how we work with them. 

This is all dependent on the scale of works, it can take a matter of days to 12 weeks. We generally don't take on refurbishments that take longer than 12 weeks for completion.
